This is more than just a guide or some thoughts; this checklist will save you from the anxiety of thinking you are missing something. Without knowing some of these unique build features/ideas on the front end you will pay dearly on the back end with change order fees. One change order fee saved and this checklist is paid for. We used the checklist when making decisions for our 2022 build. The list covers so many features and ideas - it really gives you confidence that you're not missing out or overlooking something. Nearly 2 years into living here full time, and we still feel like there is nothing of consequence that we would change, and I definitely think the the Builder Brigade checklist gave us direction, and helped us be so successful in our build. Sharing the checklist with our builder made things much simpler at the party as they new what we wanted from the get go.
I watched this guy on TikTok and liked what he had to say. First thing I ever bought off TT. We were just starting to build the house. I used this so much. I did end up putting sidewalk all around the house. Access point for shower and tub plumbing. Enclosed crawl space. We also put in to circuit boxes so electric if ever needing updating would not require getting around the vaulted ceilings. We pre wired house with the cat6 right off. Didn’t do those Smurf tubes only because my contractor talked me out of them. That was a mistake I followed this checklist as the house moved along. It was a1600 square foot house. It helped.
I used this list extensively to direct upgrades with my interior designer and my builders subs! Worth every dollar!

Just completed our new build home. This guide was very useful in planning and managing our design and construction.
When I first saw the awesome checklists from Builder Brigad, I knew it would be a great resource for my architecture classes. And I was correct. This puts a different vantage point when first considering how we want to design a house. The lists are very in-depth but still allow for personal preferences. The resources included with the lists are also well-made and very educational. The checklists take the guesswork and stress out of designing and building a house. The customer service is also awesome! If you have any questions they will do their best to help you and answer your questions.
Being unorganized is one trait that stops me from reaching my full potential, and this only helps with that. I’m tired of having 2-3 afterthoughts on every build or remodel I invest in. A major one I forgot was prewiring for recessed overhead rear deck heating. I forgot a broom cabinet with power on another. It’s unacceptable and far more expensive to accomplish after the fact. This list is very comprehensive and helps you avoid mistakes, and gets you thinking about other possibilities. To me, it’s worth the price, but I’ve yet to put it into practice. Worst case scenario, it will help you truly understand how much you have to bite off when considering a build. A lot goes into a new build and it’s easy to lose sight of the details.
I plan to use this on an upcoming home build. Thanks for putting this together and I will let you know if I find anything missing as I go through the build process. One thing I noticed is that if there is a laundry closet then it should have an electrical outlet for re-charging a cordless vacuum (inside closet, out of sight). Also, outlets in bath closet also for recharging cordless razors, toothbrushes, etc. I see it on the list (in cabinets) but kind of buried and needs more emphasis.
As a realtor, I find these checklists absolutely invaluable not only for myself but for my clients as well. Great job!
As a first time home builder in the very early stages, this checklist is an absolute eye opener with an array of suggestions and information I had not yet considered, and has the potential to save thousands in savings and far less headache having things substantially more planned out!
Framing
Check wall alignment, blocking, and load-bearing details before drywall goes up.
Electrical
Confirm outlet, switch, and light locations before they’re covered.
HVAC
Verify duct placement, returns, and thermostat zones for comfort and efficiency.

Make sure all drains, water lines, and fixtures are correctly placed and pressure tested.

The checklists walks you through every phase (from land search to final walkthrough), so starting early helps you avoid costly mistakes and last-minute changes.
Already mid-build? Read through it ASAP so you can make any important changes before drywall goes up. It’s still helpful after, but it really shines when you use it pre-drywall.
