Plan ahead with these five must-have features for your new home build!

1. Cleanliness

While construction can be messy, cleanliness on the job site is essential. When I assess a builder’s reliability, one of the first things I check is whether the job site is clean at the end of the week. During the workweek, things can get hectic, and some mess is expected, but a well-maintained site on weekends is a clear sign that the builder is committed to quality.

Why does this matter? A clean site reduces the risk of accidents, keeps tools and materials organized, and indicates a builder’s attention to detail and pride in their work.

2. Blocking

Have you ever tried to mount a TV or install bath towel racks only to find that there’s no stud where you need it? It’s a nightmare! To avoid these issues, make sure that blocking is planned into your home’s design, especially in areas where you might be mounting heavy items like a TV, shelving, curtains, toilet paper holder, or towel racks.

3. Tub Faucet

You also want to make sure that your tub faucet is installed securely and tightly. It’s pretty common to have a tub faucet that can be pulled away from the wall because it’s not secured behind the wall. Do a little test by pushing the tub faucet plumbing to ensure it’s not freely moving in and out.

4. Recessed Dryer Vent

This vent setup allows you to run the dryer hose behind the wall, meaning you can push your dryer snugly up against the wall without risking damage to the hose or limiting airflow.

Why does this matter? When the dryer hose is pinched or cramped, it can lead to inefficient drying, wear and tear on the venting system, and even potential fire hazards.

5. Structured Media Enclosure

This is a designated space (usually a closet or small room) where the router, modem, and all the necessary cables come together in one organized spot.

The beauty of this setup is that it allows for future flexibility. Add smurf tubing, which runs to the attic, lets you easily add cables or upgrade your tech down the line without having to tear up walls or redo wiring.
