Once you experience unlimited hot water, going back to a traditional tank feels like a downgrade.
Better Insulation Paid Off Immediately
Insulation upgrades came up far more than most people expect.
Think spray foam air sealing, mineral wool between rooms, better exterior house wrap, and sealed crawlspaces. These improvements make homes quieter, more comfortable, and easier to heat and cool.

Structural and Layout Decisions That Stood Out
Some of the most praised upgrades weren’t finishes at all.
You’ll want to make sure you think about taller ceilings, deeper bays, and garages finished to house standards when building.
Extra garage space almost never gets regretted. Higher ceilings and taller doors also made homes feel dramatically more custom. Ten-foot ceilings paired with eight-foot doors are gold.
Zero-entry showers were another favorite because they combine clean design with long-term accessibility. Walkout basements and in-law suites are also smart ways to future-proof the home for guests, rental income, or multigenerational living.
Kitchen Upgrades Delivered Daily Value
Kitchen upgrades focused less on looks and more on usability were another clear favorite.
Running cabinets to the ceiling added valuable storage while giving the kitchen a finished appearance. Replacing lower cabinets with deep drawers made everyday items easier to access.
Soft-close hardware was another small upgrade that becomes something you never want to live without. Butler’s pantries and sculleries add prep space and keep appliances out of sight.
Two dishwashers sounds excessive at first, but they become incredibly useful once you start hosting gatherings.

Covered porches and screened patios made outdoor spaces usable in far more weather conditions. Adding fireplaces, heaters, or misting systems extended those spaces even further into colder or hotter months.
Automatic patio screens and power shades were also popular for controlling bugs and sun exposure without losing the view.
Outdoor kitchens and gas hookups made entertaining easier and eliminated the need to constantly move between the patio and the indoor kitchen.
Electrical Planning Was a Hidden Win
Many homeowners said thoughtful electrical planning paid off more than they expected.
Dimmers throughout the house allowed lighting to adapt to different moods and activities. Under-cabinet lighting made kitchens both more functional and more polished.
Stair lighting improved safety while adding subtle design impact, and exterior soffit lighting enhanced curb appeal without harsh floodlights.
Extra outlets in closets, islands, and outdoor areas also prevented many small frustrations often experienced later.
